What we charge

Our fees cover the work of processing your loan. You get an origination fee, underwriting fee, and document preparation fee. These are flat charges based on your loan amount and program. No surprises. You'll see every one of them itemized on your Closing Disclosure at least three days before closing. We don't charge junk fees or pad costs. You get exactly what we quoted you.

What others charge

Title companies insure your ownership. Appraisers verify property value. Inspectors check the house itself. These vendors work independently and set their own fees. We don't control their pricing. What we do is connect you with solid vendors who are fair and efficient. These costs vary by property and location. Your Loan Estimate shows what to expect for your area.

What you fund at closing

Homeowners insurance premium gets paid at closing so your house is covered day one. Property taxes and insurance reserves go into an escrow account we manage. We collect enough at closing to cover the first payments. This protects the lender's investment and keeps your taxes and insurance current. It's standard practice across the industry.

Can I negotiate closing costs?

Some costs are negotiable. Lender fees are set by us based on your loan program and terms. Third-party vendors like title companies and appraisers set their own fees independently. You can shop for title insurance and other services. Prepaid items like property taxes and insurance are determined by your location and policy. Your Loan Estimate shows what each party charges so you can compare and decide.

What if I can't afford closing costs at closing?

You have options. You can ask the seller to contribute toward your closing costs. This seller concession is negotiated as part of your purchase agreement. You can also ask about lender credit programs where we reduce our fees in exchange for a slightly higher interest rate. Some loans allow you to roll closing costs into your loan amount, though this increases what you borrow. Talk to your loan officer about what works for your situation.
