What down payment do I need for an FHA loan?

FHA loans allow down payments as low as 3.5 percent of the purchase price. This is lower than most conventional loans. If you're buying a home for 250,000 dollars, you could put down as little as 8,750 dollars. The rest comes through your mortgage.

What credit score do I need?

FHA doesn't set a minimum credit score. Lenders like us use our own guidelines. Generally, a score of 580 or higher puts you in position to qualify. If your score is lower, we'll review your file to see if other factors support approval. Bad credit alone doesn't disqualify you.

Do I have to pay mortgage insurance with an FHA loan?

Yes. FHA requires mortgage insurance. This protects the lender if you default. The insurance cost is built into your monthly payment. It's a real cost to understand, and we'll show you exactly what it adds to your payment before you commit.
